THE RENTAL PROCESS - FAQ

These steps describe the property acquisition process.
First, attend an advertised open house, or schedule a viewing of the property.
Complete an application which authorizes a credit check.
A credit report is pulled and prior residential or commercial references are verified.
Your cashiers check for the first month + security deposit secures the home.
A lease agreement is signed by the tenant(s) and the landlord.
Utilities are transferred into the name of the tenant(s).
Keys to the home are presented.

With record numbers of rookie investors, out of state landlords, and Wall Street hedge funds trying to enter the rental business in Arizona, you must be cautious in selecting an experienced and financially stable landlord, making sure that they exhibit pride of ownership and will resolve problems quickly. When I hold open houses, I hear horror stories from prospective tenants who tell me about major problems that drag on for months with no resolution because the owner is hard to contact, or because the property management company willfully refuses to maintain the home properly. The chance of it happening to you can be reduced by interviewing your prospective landlord. Ask for references from prior tenants, to hear how repairs and maintenance are handled. If you are not able to get answers that make sense, or worse, you cannot speak with the actual home owner before you sign a lease - beware that it may be even harder to communicate with them once a major problem needs to be resolved. How do you call a 'hedge fund' to get maintenance issues resolved?
